Home Modification Application (Condominiums)

Before making ANY exterior (and certain interior) modifications to your unit, you must complete a Home Modification Application form, submit it to the Architectural Committee for review, and obtain PRIOR approval from the association's Board of Directors, regardless of what contractors or vendors may tell you. Failure to obtain prior association approval can result in a $300 fine, removal of the unapproved addition, return of the unit to its prior condition, and notification to the City planning and building departments. Examples of typical modifications that require pre-approval are listed on the third page of the application form. If you have questions whether or not a planned modification requires architectural approval, please contact the City of Huntington Beach planning and building departments, the association's manager or the architectural committee's chairperson. Home Modification Application (Grimaud R-1 Property homes))
In accordance with Article VII, Section 2 of the CC&Rs, R-1 homeowners desiring to make any exterior modifications to their R-1 Property homes are required to complete and submit the R-1 Property Home Modification Application form (R-1 HMA). Your completed R-1 HMA should be sent to the Broadmoor HOA Property Manager at Powerstone Property Management or delivered to the front guard house. Your application will be reviewed by the R-1 Architectural Review Committee which will then make its recommendation to the Association's Board of Directors. Failure to obtain prior association approval can result in a $500 fine, removal of the unapproved addition, return of the home to its prior condition, and notification to the City planning and building departments. Examples of typical modifications that require the HOA pre-approval are listed on page 3 of the application form. Landscape Request

Use this form to report landscape issues or problems, or to suggest landscape improvements. The landscaping committee will review your request and refer any changes to the association's landscape company. An alternate online form is available here for your convenience.


Occupancy Change

Whenever a homeowner rents a unit, the owner must complete an Occupancy Change Form and pay a $100 processing fee. Tenants will not be able to obtain parking decals until the form and fee is submitted to the association's management company. An alternate online form is available here for your convenience.


Parking Pass Application

To apply for a parking pass decal, complete this form and turn it in at the front gate. Please read the instructions on the back of the application carefully before completing and submitting your application. For existing residents, an alternate online form is available that provides the most up-to-date information contained in the Broadmoor/GateKey databases to update/revise. For your convenience, this online application has been provided to the Post Commander at the guard house to obtain your current parking pass application information.


Parking Extended Pass Application

To apply for an extended parking pass, complete this form and turn it in at the front gate. You will be notified if and when the Board of Directors' approve the application. An alternate online form is available here for your convenience.
